INSPECTOR’S CORNER
South Delta Regional Housing Authority (SDRHA) inspections are the standards and guidelines set by the Housing Authority with the intent to establish minimum criteria necessary for health and safety for occupants of housing assisted under the Section 8 Program. Inspections are conducted between the hours of 8:00 am to 4:30 pm Monday thru Friday.
RESPONSIBILTY - All utilities must be in services prior to inspection. If the utilities are not in service at time of inspection, the inspector will notify the tenant or owner to have utilities turn on. - Landlord and tenant are responsible for appliances, and must certify that appliances are in good working condition TYPES OF INSPECTIONS - Initial/Move-in: pending Tenancy Approval, to determine if unit and property meet Housing Quality Standard (HQS) standards. - Annual: Must be conducted within twelve months to determine if the owner is maintaining the unit in decent, safe and sanitary condition. The Housing Authority conducts inspections in accordance withHousing Quality Standard at least annually, up to 60 days prior to last inspection. - Special Inspections: Inspection should be accomplished upon receipt of a complaint from participating families, owners, or others sources concerning lack of maintenance and services. Example of Things That Could Cause a Unit to Fail - Crack window pane, no lock on windows, bars on windows, no outlet covers, unvented heaters, smoke detectors, smoke detectors that doesn’t work, no shut off valve on hot ater heater, overflow valve, missing title, poor exterior etc... Example of Emergency Repair Items - Lack of Heat - Waterlogged ceiling peeling or in danger of falling - Major plumbing leaks or flooding - Natural gas leaks or flooding - Electrical problem which result in shock or fire - No heat, when outside temperature is below 50 degrees Fahrenheit and expected to remain so for 72 hours - Lack of functioning toilet - No utilities REPAIRS - All repairs must be corrected within 30 days or less. Two fail inspections or two no shows for an inspection result in an abatement (stop payment of HAP). The owner and tenant will be notified.
